What does CAGR mean?
CAGR stands for compound annual growth rate. It measures the average annual percentage increase (or decrease) in property prices over a given period. For example, a 5-year CAGR of 4.2% means that, on average, prices grew by 4.2% each year over the past five years, compounding annually.
What is a momentum score?
A momentum score is a composite indicator that shows whether property prices in a given region are accelerating, stable, or decelerating. Caterelo calculates momentum by comparing recent price changes (1-year) against longer-term trends (5-year, 10-year) and factoring in transaction volume changes, foreign-buyer share shifts, and infrastructure investment announcements. Each region is classified into one of five states: strong acceleration, mild acceleration, stable, mild deceleration, or strong deceleration.
